Buying a Home with Previous Wildfire Treatment

Ask for specific application records and current conditions before relying on a seller’s description.

Ask what service occurred

Request the product identity, provider, application date and mapped scope if available. Determine whether the seller is describing vegetation treatment, tree work, a building improvement or another measure. Those activities should not be treated as interchangeable simply because they were all called wildfire mitigation.

Compare records with the property

Identify landscaping or construction changes since the work. Note areas missing from the documentation and ask for clarification rather than assuming the whole parcel was included. Discuss transaction-related questions with your own advisers; this guide does not determine disclosure obligations or property condition.

Make a new service decision

If you contact WTG, provide the records and explain your present priorities. The review can consider current suitability and a proposed scope without promising that an earlier application remains effective. An old invoice is useful history, not an automatic maintenance contract or a guarantee that no further preparedness work is needed.
